Also, to make it easy for you we can contact tenants directly to schedule any needed services. When the project is complete, we send over invoices with the property address in notes for easy filing. Dryer/Dryer vent cleaning
Dryer vent cleaning at least once a year is a must! There are many reasons why you should clean your dryer vent regularly. Read below to see what some of the bigger concerns are.
Refrigerator condenser cleaning
A working refrigerator is essential for any home. Your refrigerator needs a little TLC to ensure that it keeps functioning properly. Cleaning the condenser coils is one of the most important. When refrigerator coils are dirty, they will increase energy usage and force the appliance to work harder, which can compromise the lifespan of your refrigerator.
The coils are usually located along the base of the refrigerator. The coils are used to cool and condense refrigerant, keeping the air inside your refrigerator at the optimum temperature. If the coils are clogged and full of dust and or pet hair, they are unable to release heat efficiently. This will cause the compressor to work harder, using more energy and placing the entire appliance under strain. Condenser coils can accumulate dirt, dust, pet hair and other debris from your home. These particles collect on and around the coils as well as the fan. If you clean around the appliance regularly the condenser coils will still accumulate debris and will need to be cleaned about once every year. This will help minimize the need for a costly service call or needing to prematurely replace your refrigerator.
HVAC exterior coil cleaning
It’s crucial to keep your AC coils clean so that heat can pass through the coils without being blocked by dust and debris. A lack of regularly scheduled maintenance on the coils can lead to higher energy bills and or an overheating of the system.
Condenser coils are located on the outside of your home and get hit the hardest by dirt and debris. If the condenser coils are dirty, heat won’t transfer out of your home, causing the unit to work harder to maintain the desired temperature. This will also lead the likelihood of your system breaking down prematurely.
You can get away with cleaning your coils about once a year with a seasonal tune-up. However, if you have a lot of dirt around the unit or a lot of construction going on around your house the unit will need cleaning more often. Checking your condenser coils every couple of months and using a brush to gently clean off debris can be an easy way to keep your system up-and-running in between tune-ups. AC repair can be costly, so keeping your system clean year can save you big bucks in the long run.
Condensate pump cleaning
AC units work by absorbing the warm air and humidity from your home. The moisture is removed from the air which creates condensation. While the unit is running throughout the day the condensation will drip down and build up in the drip pan. When pan is full, the water is pushed out through a pipe called the condensate line.
The condensate pump is responsible for pushing the water out of your home. As water level rise, it lifts a float which triggers a switch that connects to the pump motor. Then the pump will force the water outside through the condensate line.
Cold water slowly dripping environment for slime and algae to form. The slime and algae will accumulate in the reservoir causing the float to not work. When this is overlooked for too long you can possibly cause flooding in the are when the pump is located. Flooding can cause more damage from carpet and furniture to drywall damage.
